Coastal Cabana EC Floor Plan

Coastal Cabana has 748 units drawn as 12 individually named layouts, which group into nine unit types. Sizes run from 872 sqft for the 3 Bedroom Deluxe to 1,421 sqft for the larger of the two 5 Bedroom Premium layouts, or 81 sqm to 132 sqm. Four of the nine types carry more than one layout: the 3 Bedroom Deluxe splits into C1a and C1b, the 4 Bedroom Premium + Study into D4 and D4-B, and the 5 Bedroom Premium into E1 and E2.
Read the stated areas carefully, because they are not measured the way older stock was. Every plan in the set marks its air-conditioner ledges and its reinforced concrete ledges as non-strata, so those areas sit outside the quoted size and outside any price per square foot calculated from it. What the quoted area does include is the balcony and, on first-storey units, the private enclosed space. A psf figure here is therefore not directly comparable with one quoted on a development that counted its ledges.
Two conventions run through the whole set and are worth knowing before you open a plan. A type code ending in (p) is the first-storey version of that layout, which trades the balcony for a private enclosed space at ground level. An asterisk against a stack number marks a mirrored unit, the same layout handed the other way round, so the plan reads as its own reflection. Neither changes the stated area.

Coastal Cabana Condo Siteplan
Sixteen blocks sit on the site, four stacks to a block, numbered 1 to 64. Blocks run in even numbers from 2 to 32, with Blocks 2, 4, 6 and 8 at 11 storeys and the remaining twelve at 12. Blocks 2 and 4 face Jalan Loyang Besar and the water; the site is bounded by Jalan Loyang Besar to the north, Pasir Ris Close to the west and Pasir Ris Drive 3 to the south. Vehicle entry and exit are off Jalan Loyang Besar past the guard house, with parking on a single basement level reached by a covered walkway.
The blocks are paired along a central axis, so sixteen blocks read on the ground as eight longer ones with landscaped zones inserted between them. That is what produces the block separations of roughly 15m to 22m, and the sea views from the stacks facing Jalan Loyang Besar. Every block runs north to south, so no unit in the development faces directly west. Level 1 carries the arrival sequence, the pools and most of the landscaped zones; the roofs of Blocks 2 and 4 carry The Upper Deck.
Nine Unit Types Across Twelve Layouts, 872 sqft to 1,421 sqft
The specification does not tier. Appliance brand, sanitary ware, taps and smart home provision are identical in all nine unit types, so the table below differs by layout and fixtures rather than by fit-out quality. Every unit receives a Bosch 3-zone gas hob, cooker hood and conventional oven, Roca sanitary ware, Hansgrohe taps and mixers, quartz countertops, a household shelter, a yard and a ceiling fan. Bathroom counts below follow the standing convention: full bathrooms are counted, and a WC is stated separately as the partial bathroom it is.

3 Bedroom Deluxe Floorplan Layout, Types C1a and C1b
Two layouts, 46 units, 872 sqft each. C1a runs 22 units on stacks 12 and 15, in the 11-storey Blocks 6 and 8. C1b runs 24 units on stacks 17 and 22, in the 12-storey Blocks 10 and 12, which is the whole reason it carries two more units than C1a on the same number of stacks. Both are Greenery View stacks.
Two full bathrooms, the Master Bath and Bath 2, and no WC. A standalone kitchen with a yard behind it, a household shelter, and no study of any kind. What differs between C1a and C1b is orientation and handing rather than content: the two are the same 81 sqm plan, and the honest answer is that room proportions and the kitchen approach shift slightly rather than any named feature being present in one and absent in the other.

3 Bedroom Premium and 3 Bedroom Premium + Study Floorplan Layout, Types C2 and C3
Two layouts on one footprint, 304 units between them, both 915 sqft. C2 runs 139 units across 12 stacks; C3 runs 165 units across 14 stacks and is the most numerous unit type in the development. C3 is one of the three layouts built at the showflat.
These two are not the same plan with a door added, and the difference is the one most worth understanding on this page. C2 carries a WC and an open Study Alcove with no door. C3 carries an enclosed Study room and no WC. So the choice is a separate room against a third sanitary fitting, on identical floor area and an identical standalone kitchen. Both have the Master Bath, Bath 2, a household shelter and a yard.
C3’s study wall is one of the unshaded walls on the plan, so it can be taken down to open the study into the master bedroom. See the closing section below on which walls can move.

4 Bedroom Classic and 4 Bedroom Deluxe Floorplan Layout, Types D1 and D2
Two layouts, 201 units between them. D1 runs 59 units at 990 sqft across 5 stacks; D2 runs 142 units at 1,012 sqft across 12 stacks, making it the second most numerous type in the development. D2 is built at the showflat.
The 22 sqft between them all goes to Bedroom 4. D1’s fourth bedroom is sized for a single bed; D2’s takes a queen. Everything else matches: Master Bath, Bath 2 and a WC, a standalone kitchen with a yard, a household shelter, and no study and no dry kitchen in either. If a fourth bedroom needs to hold two adults rather than a child or a desk, that is the whole decision between these two.

4 Bedroom Premium, + Study and + Flexi Floorplan Layout, Types D3, D4, D4-B and D5
Four layouts, 175 units, 1,055 sqft to 1,216 sqft. D3 runs 59 units across 5 stacks. D4 runs 56 units across 6 stacks and D4-B another 12, both counted in the 4 Bedroom Premium + Study total of 68. D5 runs 48 units across 4 stacks. All four carry Master Bath, Bath 2 and a WC, a household shelter and a yard.
The dry kitchen starts here. D3 is the first type in the development to split the kitchen into wet and dry, and that is essentially all it adds over the 4 Bedroom Deluxe: no study, no walk-in wardrobe. D4 and D5 both step up again to a walk-in wardrobe off the master bedroom, and then diverge. D4 takes an enclosed study; D5 takes a Flexi space that opens into the living room, along with a wider balcony and a wider living and dining span.
D4-B is a genuine variant rather than a size band. It runs only on stacks 5 and 9, from floor 6 upward, and adds a second balcony off the master bedroom for 53 sqft more than D4. Below floor 6 those same two stacks are D4. Stack 5 is also one of the two stacks in the development that begin at floor 3, so its D4 units run floors 3 to 5 only.

5 Bedroom Premium Floorplan Layout, Types E1 and E2
Two layouts, 22 units, the smallest band in the development. Both sit on stacks 10 and 13, in the 11-storey Blocks 6 and 8. E1 runs floors 1 to 5 at 1,367 sqft, 10 units. E2 runs floors 6 to 11 at 1,421 sqft, 12 units, and is built at the showflat.
This is the only band with three full bathrooms. Master Bath, Bath 2 and Bath 3, plus a WC, which makes it the only type where a fifth bedroom and a third bath arrive together. It is also the only band with a utility room, and it carries the wet and dry kitchen and the walk-in wardrobe found in the larger 4 Bedroom types. E2’s extra 54 sqft over E1 comes with the higher floors rather than a different room count.

How to Read the Coastal Cabana Floor Plans
Which walls can move. Walls drawn unshaded on the plans are non-load-bearing and may be hacked or altered; shaded walls may not, and neither may the household shelter walls, which are structural by regulation. Every unit type in the development carries at least one hackable wall between rooms, which is what makes C3’s study combinable with the master bedroom and D5’s Flexi space combinable with the living room. Confirm the specific wall against the plan for your own layout before planning any renovation.
Balcony and private enclosed space screens. Balconies and private enclosed spaces may not be enclosed, partially or fully, except with the approved balcony screen. The approved system is a bi-fold aluminium screen on a guide rail, and it has two conditions attached: it must allow natural ventilation at all times, including when fully closed, and it must be capable of being fully retracted. Installation and cost are at the purchaser’s own expense. The approved screen detail is drawn in the eBrochure.
Stacks that do not behave like the rest. Stacks 5 and 6 in Block 4 carry no unit on the first or second floor, so a plan schedule for those stacks begins at #03. Stacks 5, 9, 10 and 13 change unit type at floor 6. Everything else runs its block’s full height.
