Coastal Cabana sits on a genuine seafront address at Jalan Loyang Besar in Pasir Ris, District 17, with Pasir Ris Park and the beach behind it and Downtown East one minute’s walk directly across the road. Pasir Ris MRT and Bus Interchange is roughly 650m away, about 12 minutes on foot, and becomes a two-line interchange when the Cross Island Line opens there. It is the first new Executive Condominium launch in Pasir Ris town in over a decade, in a mature estate with the schools, malls and hawker centres already built rather than promised. Pasir Ris MRT and Bus Interchange is about 650m from Coastal Cabana, roughly 12 minutes’ walk, and it is the station that matters for every journey below. It is served today by the East-West Line as EW1, one station from Tampines Regional Centre and twelve from City Hall. From 2030 the same station adds the Cross Island Line as CR5, making it an interchange without a change of building.
Phase 1 of the Cross Island Line runs 12 stations and 29 kilometres from Aviation Park to Bright Hill, targeted for 2030, with Phase 2 targeted for 2032 and the completed line eventually reaching Jurong Lake District. What that changes for this address is the number of transfers. Land Transport Authority projections put Punggol Central at 3 stations instead of 15, saving about 25 minutes; Ang Mo Kio at 6 instead of 13, saving about 35 minutes; and Bright Hill at 8 instead of 16, saving about 50 minutes. Those are journeys that currently require two changes and a detour through the city.
A note on how the station counts are quoted. Every figure on this page is counted from Pasir Ris, the station residents actually walk to. A second Cross Island Line station, Pasir Ris East, is planned nearby as CR4, and journeys quoted from there will read one station shorter. Where you see a shorter figure elsewhere, check which station it starts from.
By car, the Tampines Expressway is about 6 minutes away, the Pan-Island Expressway about 10, and the East Coast Parkway and Kallang-Paya Lebar Expressway within about 12. Singapore Changi Airport is about 15 minutes by car.

Business Hubs and the Changi Region Growth Corridor
Tampines Regional Centre is one MRT station away and combines three shopping malls with Our Tampines Hub and a mix of office, residential and transport development. IBM and Standard Chartered are among the international names with a presence there.
Changi City sits at the doorstep of the new Terminal 5 and comprises Changi East Urban District and Changi Business Park, planned as a business and lifestyle destination with offices, hotels and serviced apartments. Changi Business Park is already established and draws aerospace and high-value sectors, helped by its proximity to Singapore Expo and SUTD.
Changi Airport Terminal 5 is designed for 140 million passengers a year and over 200 city connections, and will be four Cross Island Line stations from Pasir Ris. Alongside it, Changi Aviation Park and the remodelled Changi Airfreight Centre are planned to raise Singapore’s air cargo handling capacity to 5.4 million tonnes a year.
Punggol Digital District is targeting 28,000 jobs in the digital economy while hosting 12,000 Singapore Institute of Technology students on campus, three Cross Island Line stations away.
Paya Lebar Air Base is the long-range one. At 800 hectares, roughly five times the size of Toa Payoh, its redevelopment is planned to deliver 150,000 homes and a new employment node. It appears in national planning with no construction start date attached, which is a different order of certainty from the Cross Island Line, where Phase 1 is under construction with a 2030 target.

Outdoor Recreation and Lifestyle
Pasir Ris Park is three minutes’ walk and runs to roughly 70 hectares along 3.2 kilometres of coast, which makes it one of the larger coastal parks in Singapore. Around 6 hectares of it is preserved mangrove forest, the part most often quoted on its own and the part that makes the park unusual rather than merely large.
The park connector is one minute’s walk from the development and a cycling path three, linking into the wider network without crossing a major road. The seaside is seven minutes on foot, with seaside dining and seaside water sports both about eleven.
Wild Wild Wet, Singapore’s largest water park, is one minute’s walk at Downtown East. Aranda Country Club and D’Resort @ Downtown East are six minutes’ walk and the Civil Service Club @ Loyang thirteen. Changi Sailing Club is about thirteen minutes by car and Tanah Merah Country Club fifteen.

Downtown East, Right at the Doorstep
Downtown East is one minute’s walk across the road and is the reason this address needs a car less than most. It is a self-contained lifestyle complex rather than a strip of shops, and it carries a wide selection of F&B alongside leisure, services and enrichment under one roof.
On the leisure side it holds Wild Wild Wet, a golf simulator, karaoke and prawning. On the practical side it carries wellness providers, clinics and enrichment centres, which are the errands that otherwise mean a drive. D’Resort @ Downtown East, six minutes’ walk, handles visiting family and staycations.
The effect on daily life is straightforward: the weekly shop, a doctor, a class for the children and somewhere to eat are all reachable on foot in about a minute, before any consideration of Pasir Ris Mall or White Sands.

Schools and Education
Two primary schools sit within 1 km: Casuarina Primary School, six minutes’ walk, and Pasir Ris Primary School, three minutes’ drive. Within 2 km are Elias Park Primary at four minutes’ drive, White Sands Primary and Park View Primary at five, and Tampines North Primary at eight.
The 1 km and 2 km bands matter for Primary 1 registration only, and MOE measures them as straight-line distance from the home rather than as a walk or a drive. The times above are travel times and are not a substitute for that measurement. Confirm any specific address against MOE’s own distance tool before relying on it.
For secondary education, Hai Sing Catholic School is two minutes’ walk and Pasir Ris Crest Secondary nine. Secondary posting is by PSLE result rather than by distance, so proximity here is a matter of the daily journey rather than of admission priority.
Further on, Singapore University of Technology and Design is three MRT stations away and Singapore Institute of Technology will be four stations once the Cross Island Line opens. Temasek Polytechnic is about fourteen minutes by car and UWC South East Asia about nine.

Shopping, Dining and Daily Convenience
Pasir Ris Mall carries over 150 shops and dining options and connects directly to Pasir Ris MRT and the park, four minutes by bicycle. White Sands sits beside the same station, a five-storey mall with a library and a supermarket, on the same four-minute ride.
Pasir Ris Central Hawker Centre is two minutes by bicycle and runs to more than 40 stalls, which is the everyday answer rather than the weekend one. Changi Village Hawker Centre, eleven minutes by car, is the seaside version.
Tampines Regional Centre is one MRT station away and brings three malls plus Our Tampines Hub within a single stop. For large-format retail, the Tampines North Drive 2 hub holds IKEA, COURTS Megastore and Giant Hypermarket, about eight minutes by car.
Jewel Changi Airport, with its indoor gardens and waterfall, is fifteen minutes by car or five MRT stations.
