Booking ahead matters more here than at most launches, because appointments are staffed one to one. Reserving a slot means a Developer Sales representative is held for your visit rather than shared across walk-ins, and you can take the show units at your own pace. The Three Show Units Built at the Gallery
Three of the nine unit types are built at the showflat: the 3 Bedroom Premium + Study (C3) at 915 sqft, the 4 Bedroom Deluxe (D2) at 1,012 sqft, and the 5 Bedroom Premium (E2) at 1,421 sqft. Between them they cover the smallest three-bedroom decision, the most common four-bedroom layout and the largest unit in the development.
C3 is the one to walk slowly. It shares an identical 915 sqft footprint with the 3 Bedroom Premium (C2), which is not built at the gallery. C3 has an enclosed Study room and no WC; C2 has a WC and an open Study Alcove with no door. Since only one of the pair is built, this show unit is where that choice gets made.
D2 stands in for two types. The 4 Bedroom Classic (D1) at 990 sqft is the same plan, and the whole 22 sqft difference sits in Bedroom 4, which takes a queen in D2 and a single bed in D1. Walk D2 with Bedroom 4 in mind and you have effectively seen both.
E2 is the only show unit with a third full bathroom and a utility room, neither of which exists in any other type. E1, the same band at 1,367 sqft, differs in area rather than room count.
Six unit types are not built: the 3 Bedroom Deluxe, 3 Bedroom Premium, 4 Bedroom Classic, 4 Bedroom Premium, 4 Bedroom Premium + Study and 4 Bedroom Premium + Flexi. For those, the floor plans are the reference, and our representatives will walk you through them against a built unit of similar size. One point worth knowing before you arrive: the specification does not tier at Coastal Cabana, so the Bosch appliances, Roca sanitary ware and Hansgrohe fittings you see in any show unit are the same ones fitted to all nine types.
What to Expect at the Coastal Cabana Showflat
The showflat experience at Coastal Cabana is designed to give you a complete picture of the development before you make any commitment. Our Developer Sales representatives will cover:

- Unit type walk-through: all nine unit types and floor plan layouts, from the 872 sqft 3 Bedroom Deluxe to the 1,421 sqft 5 Bedroom Premium, including which layouts carry a dry kitchen, a study, a Flexi space or a walk-in wardrobe
- View orientation and stack selection: which stacks face the sea, the pools, the greenery or the facilities, which floors the sea view opens up from, and why stacks 5 and 6 begin at the third storey
- Current pricing: nett pricing after developer discounts for any unit you are considering, the position on the balance unit chart, and an indicative monthly loan commitment
- Fittings and finishes in context: the Bosch kitchen appliances, Roca sanitary ware and Hansgrohe taps are installed in the show units, along with the Master Bath rain shower, quartz countertops and the smart home provisions
Eligibility, Grants and the MOP, Covered at Your Appointment
Coastal Cabana is an Executive Condominium, so eligibility is checked before a booking rather than after. Household income must not exceed $16,000 a month, at least one applicant must be a Singapore Citizen, and no applicant may own private residential property at the point of purchase. Bring an idea of your combined gross monthly income and your CPF position and the conversation moves considerably faster.
First-timer households may qualify for a CPF Housing Grant of up to $30,000, which reduces the effective purchase price. Second-timers pay a resale levy instead, fixed by the type of subsidised flat previously sold rather than by the unit being bought. The holding rules attached to this project are the earlier ones, because the land tender closed on 1 August 2024, before the 8 May 2026 changes took effect. That means a 5-year Minimum Occupation Period, full privatisation ten years after Temporary Occupation Permit, and access to the Deferred Payment Scheme. On an expected TOP of 31 March 2029, resale to Singapore Citizens and Permanent Residents opens in 2034 and full privatisation in 2039. Financing is capped twice on an Executive Condominium: the Mortgage Servicing Ratio holds the repayment on this loan to 30% of gross monthly income, and the Total Debt Servicing Ratio caps all monthly debt at 55%. Whichever binds first governs what you can borrow.
